Just closed on the sale of my home to Home 2 Cash. The principal that I met with at the property made a great first impression, which enabled me to quickly agree on a deal. We closed less than 2 weeks later, without even requesting a rush. Working with all the staff was a very pleasant experience.

What has to be in place before an inherited house can be sold

Someone needs the legal authority to sign. In Texas that is usually:

  • The executor named in the will, once the probate court has issued letters testamentary.
  • A court-appointed administrator, when there is no will or no executor.
  • The heirs themselves, in some cases where there is no will, often through an affidavit of heirship that the title company accepts.

Every estate is different, so the title company and a probate attorney confirm the right path for yours. You don't have to wait for all of it to finish to talk to us. We can give you a written offer while the paperwork is in progress, so you know your number early.

When several family members inherited the house

Every owner has to agree and sign. We put the offer in writing so everyone can review the same number, and we're happy to walk the whole family through it on one call. Heirs who live out of state can usually sign remotely through the title company.

Selling for cash vs. listing an inherited house

Listing can bring a higher price, but it often costs 7–9% in commissions and closing costs (industry average), plus repairs, cleaning and months of utilities, taxes and insurance while the house sits. A cash sale trades some of that upside for certainty and speed.

Questions sellers ask us

Can I sell an inherited house before probate is finished?

You can get an offer and sign a contract early, but the sale can only close once someone has legal authority to sign, usually the executor or administrator. The title company confirms when that is in place.

Do we have to clean out or repair the house first?

You don't need to fix or update anything. We buy houses as they are. Ask us about belongings left in the house, and we'll tell you up front how we can handle them.

What if several siblings inherited the house?

All owners sign. We give one written offer everyone can review, and out-of-state heirs can usually sign remotely through the title company.

How fast can we close?

Once the estate paperwork is ready, closing can happen in as little as 7–10 days. You can also pick a later date if the family needs more time.

Is Home2Cash a legitimate company?

Yes. Home2Cash has been a local Houston home buyer since 2015, is BBB A+ accredited, and every sale closes at a local title company.
