If you’ve fallen behind and can’t catch up, selling before a foreclosure sale can protect your equity and your credit. Home2Cash can make a written cash offer quickly and close in as little as 7–10 days, so the lender is paid off at closing and any money left over goes to you.

Just closed on the sale of my home to Home 2 Cash. The principal that I met with at the property made a great first impression, which enabled me to quickly agree on a deal. We closed less than 2 weeks later, without even requesting a rush. Working with all the staff was a very pleasant experience.

How much time you have

In Texas, most home foreclosures happen without a court case. For a homestead, the lender generally has to send a notice of default giving you at least 20 days to catch up, and then post a notice of sale at least 21 days before the sale. Foreclosure sales take place on the first Tuesday of the month. Timelines vary, so check the dates on your notices, and talk with your lender or a housing counselor about every option.

Your options, honestly

  • Catch up or modify the loan with your lender, if you can afford the payment going forward.
  • List the house, if there's enough time and equity to wait for a buyer.
  • Sell for cash, if time is short. The loan and back payments are paid from the sale at closing, and any remaining equity goes to you.

We'll tell you plainly which option looks best for your numbers, even if it isn't selling to us.

Questions sellers ask us

Can I sell my house if it's already scheduled for foreclosure?

Often yes, as long as the sale closes before the foreclosure sale date. Contact us as early as possible so there is time for the title work.

What happens to my mortgage when I sell?

The title company pays off the loan, including past-due amounts and fees, from the sale proceeds. Anything left belongs to you.

What if I owe more than the house is worth?

Then a regular cash sale may not work, and a short sale with your lender's approval may be the better path. We'll tell you honestly.

Is Home2Cash a legitimate company?

Yes. Home2Cash has been a local Houston home buyer since 2015, is BBB A+ accredited, and every sale closes at a local title company.
